Safety Tips

How to protect yourself from common real estate scams and ensure safe transactions on HamroEstate.

01

Verify the Lalpurja (Land Ownership Certificate)

Never rely on physical paper copies or verbal word. Before any transaction, verify the Lalpurja matches the official records at the local Land Revenue Office (Malpot Karyalaya) to confirm the seller actually owns the property and that no legal holds exist.

02

Never Pay Upfront to Hold a Property

Scammers often duplicate legitimate listings, post them at a cheap price, and pressure you to send a mobile transfer (eSEWA, Khalti, or bank deposit) to 'lock in' the deal before you see it. Always inspect the property in person before paying.

03

Inspect the Property in Person

Always walk the property boundaries yourself. For rental apartments, physically verify utility systems, water access, parking spaces, and structure safety. If a landlord or agent constantly makes excuses to avoid an in-person tour, walk away.

04

Beware of Joint Family Disputes

In Nepal, properties are frequently co-owned by multiple family members under inheritance laws (Amsha Patta). Ensure that all co-owners have consented in writing to the sale or lease to prevent sudden legal family disputes later.

05

Get Everything in Writing

Informal verbal agreements lead to misunderstandings or unexpected rent hikes. Always insist on a formal, written contract detailing rent amounts, deposit conditions, utilities responsibility, and notice periods.
